Local home inspection information
Understanding New Braunfels homes
New Braunfels spans Comal and Guadalupe counties, bringing together historic residential areas and newer communities. From an older home near Mill Street to a recent build, we explain the visible condition of the property’s accessible systems and components.
July 1, 2025 · City limits
Historic & established homes
The city identifies Mill Street and Sophienburg Hill among its local historic districts. Older or remodeled homes may contain materials and systems from different building eras. We document visible concerns and recommend specialist evaluation when appropriate.
New homes & warranty timing
Census estimates show 35.5% population growth from April 2020 to July 2025. If you’re buying a newly built home or approaching a builder’s warranty deadline, book with time to review the report and discuss concerns with your builder.
Comal & Guadalupe coverage
We inspect homes in both the Comal and Guadalupe County portions of New Braunfels and surrounding communities. If the property has a pool or sprinkler system, ask about adding those inspections when booking.
